  • Phase 3, Occupancy Touch-UpFingerprint removal, final dust, pre-occupancy walk-through condition.
  • Commercial Build-OutOffice, retail, restaurant build-outs with full 3-phase sequence.
  • Tenant ImprovementTI projects in occupied buildings with dust-control partitioning.
  • Multi-Residential New ConstructionCondo towers and purpose-built rental projects with unit-by-unit sequencing.
  • Industrial / Warehouse Fit-UpIndustrial construction cleaning with HEPA and concrete-dust protocols.
  • GC Retainer ProgramScheduling and contract pricing for GCs with a recurring project pipeline.

How the work is handled

  • 3-Phase SequenceRough clean after drywall and paint. Final clean before final finishes. Touch-up before occupancy. Run in sequence, not all at once.
  • HEPA Vacuuming in the ScopeDrywall dust is fine particulate. Standard vacuums can spread it around. HEPA-filtered vacuuming is written into the scope to capture it.
  • Scheduled to Your TradesEach phase is timed to the construction schedule and coordinated with your superintendent or project manager.
  • Planned Around the WalkthroughThe touch-up phase is planned around the owner or tenant walkthrough date, so the space is cleaned for the day it is inspected.
  • English and FrenchQuotes and follow-up in English or French, across Canada and the United States.
  • Priced by Phase or ProjectEach phase can be quoted on its own, or rolled up into a single project price.

By climate

  • Long, cold winters with heavy snow and a short, warm summerWinter sites track in mud, salt and slush that grind into new floors, and closed buildings trap drywall dust in fresh ventilation systems. Ask whether the final clean covers floor protection removal, salt residue on new finishes and grille cleaning before handover.
  • Wet maritime weather, salt air, many freeze-thaw cycles and storm-driven rain and snowStorm-driven rain gets into buildings before they are fully closed in, leaving water marks and mud on new surfaces. Ask how the cleaning schedule shifts when weather delays other trades, and whether window cleaning will deal with salt film on exterior glass.
  • Four seasons: humid summers, cold winters with snow and repeated freeze-thawSpring and fall are prime handover seasons, and weather swings mean earlier phases often run late and squeeze the final clean. Ask how the cleaning phases are tied to the construction schedule and whether paint and sealants will be fully cured before final wiping.
  • Hot, humid summers, mild winters, heavy storms and in coastal areas hurricanes; pests and mold all yearHumidity slows the drying of paint, grout and floor finishes, and dust sticks to every surface. Ask whether dehumidifiers will run before the final clean and how ceilings and closets left closed during construction are checked for mold.
  • Desert heat, strong sun and UV, dust, monsoon downpours, very little freezingDesert dust blows in through open doors and loading bays and coats new surfaces even after the final clean. Ask for a touch-up visit just before occupancy and whether high surfaces, light fixtures and ductwork are included in the scope.
  • Dry, high-altitude climate with strong UV, big day-night swings, snow and freeze-thawShort building seasons push many projects to finish just before winter, which squeezes the cleaning phases. Ask how cleaning will handle gravel and snowmelt tracked in by late trades, and whether static-charged dust on fixtures and glass is part of the final scope.
  • Mild, wet marine climate: long rainy seasons, moss and moisture, little hard freezing near the coastWet weather means mud tracked onto new floors and moisture slowing the cure of paint and finishes. Ask how floor protection will be maintained during the rainy months and whether window cleaning includes removing construction residue that rain has streaked.
  • Dry summers and wet winters, wildfire smoke and ash, earthquakes, almost no snow on the coastDry months keep construction dust airborne, and wildfire ash can coat a new building just before handover. Ask whether the scope includes a touch-up after smoke days and replacement of ventilation filters before occupancy.
  • Extreme cold, permafrost in places, very short building season and remote freightThe building season is short, so cleaning phases are often squeezed into the last weeks before freeze-up. Ask whether cleaning staff and supplies come in with the other trades, and how cleaning continues indoors once outdoor work stops for winter.

Questions

What is a 3-phase post-construction clean?

Phase 1 (Rough Clean) happens after the major dust producers, drywall and paint, are complete: debris removal, HEPA vacuuming, heavy surface cleaning. Phase 2 (Final Clean) happens before finishing trades such as final flooring and fixture installation: a detailed clean of all surfaces, windows and finishes. Phase 3 (Touch-Up) happens just before occupancy: fingerprints, final dust and walkthrough prep.

Why do HEPA vacuums matter?

Drywall dust, concrete dust and sanding particulate are very fine. Standard shop and janitorial vacuums can blow it back into the air, where it settles again. HEPA filters are designed to capture very fine particles, which is why HEPA vacuuming belongs in a post-construction scope.

Do you coordinate with my trade sequence?

Yes. Phase timing is planned against your construction schedule: rough clean after drywall and paint, final clean after finish trades, touch-up before the owner or tenant walkthrough. Coordination with your superintendent or project manager is part of the scope.

What kinds of projects do you handle?

Commercial office build-outs, tenant improvements, multi-residential new construction (condo towers, purpose-built rental), retail fit-ups, industrial and warehouse construction, restaurant build-outs and medical office construction. Single-family residential renovations are handled by our sister brand Ashford Group.

How much notice do you need?

It depends on the project size, the phases and the location. Tell us your schedule in your email, ideally before rough clean is due, and we will be clear about what is realistic.

Do you handle multi-phase projects with long timelines?

Yes. Phased construction, occupied tenant improvements and turnover cycles can be scheduled phase by phase, and invoiced per phase or rolled up per project.
