How the work is handled
- One Visit for the Whole ListInstead of calling an electrician for bulbs, a painter for scuffs, a plumber for a leaky faucet and a carpenter for door hardware, one Ashford Group visit works through the list.
- Scheduled With YouVisits are booked around your building and tenant hours, and confirmed with you in advance.
- Cross-Trade TechniciansTechnicians are cross-trained in the light trades that do not legally require licensing: carpentry, paint, light plumbing, drywall, ceiling tiles and hardware.
- Consolidated InvoicingInstead of a stack of separate trade invoices, you get one itemized summary per property.
- We Tell You When You Actually Need a TradeIf a job requires a licensed electrician, plumber or HVAC technician, we flag it and refer it. No scope creep.
By climate
- Long, cold winters with heavy snow and a short, warm summerDoor closers, weatherstripping and thresholds take a beating from cold drafts and salt, and caulking shrinks away from frames in deep freezes. A fall preventive visit to adjust doors and reseal gaps saves a lot of winter service calls.
- Wet maritime weather, salt air, many freeze-thaw cycles and storm-driven rain and snowSalt air corrodes door hardware, exterior light fixtures and sign brackets faster than inland. Ask for a monthly visit that includes lubricating locks and hinges, checking exterior fixtures after storms and replacing rusted fasteners before they fail.
- Four seasons: humid summers, cold winters with snow and repeated freeze-thawHumid summers swell doors and stain ceiling tiles from condensation, while winter dries out caulk and cracks drywall. Plan a spring round for tiles, doors and drips, and a fall round for weather seals, exterior lighting and caulking.
- Hot, humid summers, mild winters, heavy storms and in coastal areas hurricanes; pests and mold all yearCondensation from air conditioning leaves stained ceiling tiles and swollen door frames, and storms loosen exterior signage. Ask whether the monthly visit includes tile replacement, drain line checks and a quick post-storm walk of the building.
- Desert heat, strong sun and UV, dust, monsoon downpours, very little freezingHeat and sun crack exterior caulking, warp vinyl trim and wear out door seals that keep dust out. Schedule exterior touch-ups in cooler months, and ask for a regular check of door sweeps and seals so dust and heat stay outside.
- Dry, high-altitude climate with strong UV, big day-night swings, snow and freeze-thawDry air and big temperature swings open cracks in drywall and pull caulk away from windows and doors. A preventive visit before winter should reseal openings, adjust closers that stiffen in the cold and check exterior lighting for the long nights.
- Mild, wet marine climate: long rainy seasons, moss and moisture, little hard freezing near the coastConstant damp swells doors, rusts hinges and leaves mildew on ceiling tiles near windows. Ask for routine door adjustments, sealant checks around windows and replacement of stained tiles, with exterior work saved for dry summer weeks.
- Dry summers and wet winters, wildfire smoke and ash, earthquakes, almost no snow on the coastLong dry seasons crack caulking and paint, then winter rains find every gap at windows and roof penetrations. Book sealant and exterior repairs in late summer, and ask whether filter changes and vent checks after smoke events are part of the visit.
- Extreme cold, permafrost in places, very short building season and remote freightExtreme cold stiffens door closers, freezes exterior hardware and makes parts slow to arrive. Ask the provider to keep common parts on hand, check heat tape and entry heaters before winter, and handle exterior jobs during the short summer.

Questions
What kinds of work do you handle?
Light maintenance that does not legally require a licensed trade. Examples: bulb and ballast replacements, ceiling tile swaps, patch-and-paint of walls, caulking around windows and fixtures, door hardware (hinges, closers, kick plates, handles), basic plumbing (faucet washers, toilet flappers, P-trap clearing), picture and signage hanging, furniture assembly, minor drywall patching, weather stripping and bathroom accessory installation.
What do you NOT do?
Anything that legally requires a licensed trade: structural electrical work (new circuits, panel work), plumbing rough-in or connections to supply and drain lines, HVAC system repair, gas fitting, fire suppression, elevator work, structural carpentry, or permitted renovations. If a job requires any of these, we flag it and refer it to a licensed trade.
How much does a visit cost?
It depends on the task list, the size of the building, materials and access. Send the list by email and you get a written quote that itemizes each job before any work starts.
Can you schedule recurring preventive visits?
Yes. Many facility managers book a monthly or quarterly Ashford Group visit to batch small issues. The technician arrives with a pre-submitted task list and works through it in one trip, which is more efficient than one-off service calls.
Do you provide supplies and materials?
For typical items (bulbs, tubes, ceiling tiles, paint, caulk, hardware) we bring stock based on the request. Specialized items, such as a specific wall colour or obsolete fixtures, are quoted separately. Keeping a standing colour and material list on file makes repeat visits smoother.
Can you work in occupied commercial spaces?
Yes. Technicians use drop cloths, vacuums for dust control and noise-aware tools, and work is scheduled around tenant hours where needed.
How do I get a quote?
Email us the details. Include the city, the type of property, your task list and any photos you already have. Every request comes in by email, so nothing gets lost.
