How the work is handled
- Audit-Ready DocumentationEvery visit logged with findings, corrective actions and chemical SDS sheets, in a format built for HACCP, BRC, SQF or GFSI audit binders.
- Exclusion-First ApproachWe seal the building before we treat it. Bait without exclusion is a recurring bill, not a solution.
- Written Scope Before WorkSites, target pests, visit frequency and exclusion work spelled out in a written quote before any program starts.
- Bilingual ServiceReports, quotes and contracts available in English or French. No language friction with your tenants or QA team.
- Built for Multi-Site PortfoliosSeveral buildings through one quote request, with the same report format across every site.
- One Point of ContactOne contact for your account who knows your buildings, so you are not re-explaining the floor plan every month.
By climate
- Long, cold winters with heavy snow and a short, warm summerMice and rats move indoors as soon as nights turn cold, and loading docks and door gaps are their main way in. Book exclusion work and bait station checks in early fall, and ask for a log of activity at each station through the winter.
- Wet maritime weather, salt air, many freeze-thaw cycles and storm-driven rain and snowDamp buildings near the water draw rodents, gulls and moisture-loving insects for much of the year. Ask about bird proofing on ledges and roofs, sealing gaps around pipes and docks, and fall inspections before rodents move inside.
- Four seasons: humid summers, cold winters with snow and repeated freeze-thawInsects peak in humid summers while rodents push indoors in fall, so a commercial program needs both. Ask for a seasonal plan with exterior treatments in spring and summer, exclusion and rodent monitoring in fall, and reports after every visit.
- Hot, humid summers, mild winters, heavy storms and in coastal areas hurricanes; pests and mold all yearCockroaches, ants and termites stay active year round, and storms and flooding drive pests into buildings. Ask for monthly service with drain and grease trap attention, termite monitoring, and a post-storm inspection plan.
- Desert heat, strong sun and UV, dust, monsoon downpours, very little freezingScorpions, roaches and rodents seek cool, shaded spots and water inside buildings during the hottest months. Ask for perimeter treatment, sealing around doors and utility lines, and checks of irrigation leaks and roof units where pests find water.
- Dry, high-altitude climate with strong UV, big day-night swings, snow and freeze-thawRodents and wildlife move into warm buildings ahead of winter, and dry conditions push insects toward water. Ask about fall exclusion, attic and crawl space checks for wildlife, and monitoring stations near docks and dumpsters.
- Mild, wet marine climate: long rainy seasons, moss and moisture, little hard freezing near the coastMild, damp weather keeps ants, rodents and moisture pests active most of the year. Ask for steady monthly service rather than seasonal visits, plus a look at drainage, damp wall voids and landscaping touching the building.
- Dry summers and wet winters, wildfire smoke and ash, earthquakes, almost no snow on the coastAnts surge indoors during dry spells and the first rains, and rodents shelter in dense brush and roof spaces. Ask for perimeter work timed to those shifts, roof and vent sealing, and a check after wildfires push wildlife toward buildings.
- Extreme cold, permafrost in places, very short building season and remote freightInsect pressure is short but intense in summer, while rodents and ravens target buildings and waste all year. Ask how often the technician can reach the site, what monitoring runs between visits, and how food storage and waste areas are protected.

Questions
Can you handle a commercial pest emergency?
Yes. Mark the request as urgent in your email and include the pest, the location and what you have seen. We review every request, and a specialist who serves your area follows up with next steps.
Do you work with food-regulated facilities?
Yes. We run HACCP-aligned programs for food processors, beverage plants, pharmaceutical and cannabis facilities, with SDS sheets, trend analysis and reporting formatted for AIB, BRC, SQF and GFSI audits.
How is the work regulated?
Products are applied according to their label and the pesticide rules of the province or state where the building is. The written quote lists the scope, the products planned and the documentation you get after each visit.
What pests do you handle?
Rodents, cockroaches, bed bugs, ants, wasps, flies, stored-product pests, birds, bats, raccoons, squirrels and skunks.
How is your pricing structured?
Most commercial accounts are quoted as a recurring monthly or quarterly program based on building size, risk level and visit frequency. One-off visits are quoted separately.
Do you offer service in French?
Yes. Reports, quotes and contracts are available in English or French.
What happens if pest activity returns between visits?
The written quote spells out what happens if monitored activity goes above the program threshold between scheduled visits, so it is clear before the program starts.
How do I get a quote?
Email us the details. Include the city, the type of building, the pests you are seeing and any reports or audit requirements you already have. Every request comes in by email, so nothing gets lost.
